Land Title Deeds - The Facts
All land plots offered on our website are thoroughly surveyed and have legal land title deeds, ranging from Nor Sor 3 Kor to Chanote title deeds. Only three title deeds grant
proper ownership of land in Thailand as explained in the following...
Nor Sor 4, better known as Chanote Title (image left): The Chanote title grants the document owner the full rights over the land.
Chanote title land has been properly measured by the land department and has exact boundaries with numbered and registered corner stones.
Chanote title deed land can be sold and transferred within a day, without the need to display the deed to public at the land department for 30 days
to prevent border disputes. Chanote land may also be mortgaged. This title deed is the best one availabe in Thailand.
Nor Sor 3 Kor: Land awaiting a full title deed is granted the document Nor Sor 3 Kor. The land is measured by the Land Department;
therefore, it has its exact boundaries. This type of land may be sold, transferred, or mortgaged. The owner of the land may request the land to change it to a full title deed (Chanote),
and the Land Department may do so if there is no opposition made against your petition. Nor Sor 3 Kor title deed land can be sold and transferred within
30 days with the requirement to be displayed to public at the land department for 30 days to prevent border disputes.
Nor Sor 3: Like Nor Sor 3 Kor, but with the difference that this land has never yet been measured or benn marked properly by the
land department; hence this land has no exact boundaries. However, Nor Sor 3 may later be elevated to a Nor Sor 3 Gor, then to a freehold title
deed in the future.
WARNING: We strongly advise you against buying any land with lower land title deeds than the 3 deeds listed above! Sor Por Kor, Tor Bor 5 and similar deeds simply grant the right of usage of the land.
Such land can't be sold, only inherited by legal heirs. These title deeds are granted solely for farming purposes and DO ABSOLUTELY NOT CERTIFY OWNERSHIP!!!
If anyone tells you that it is no problem to convert such a land title deed to a Chanote title by paying some "money under the table" to the local land department officials, you should stop all
discussion immediately and walk away from the deal.
ADVICE: If all land papers appear to be correct and have been checked by a firm offering due diligence and investigation services, such as Land House Pool Part.,Ltd., then follow your heart,
respectively your gut feeling. If anything feels weird or not right, think about it for a day or two and if after that time you are still worried, then drop that deal and continue your search until you find a property
